Hi

Always asked to see the abridged accounts (personal figures removed - drawings, loans and overdraft details etc) for as many years as you can and most important the VAT returns, to insure the figures presented are correct. You may also like to perform a land registry search to make sure that they have no secured loans on the property for building work that has not been done.

Make sure that if the lease is a fully repairing lease then that they have carried out all the works required to by the lease before you undertake the lease.

Always, check and double check what you are told is correct, believe nothing anyone tells you until you have the hard evidence to back up their claims - remember they are selling and that means little white lies are told to justify the price.

Visit each pub you are looking at at least once unannounced and then at least three times announced and don't forget to check out the nearby pubs.
